Renting an apartment

Renting 2-room and 3-room apartments in the city centre of Tallinn is my speciality. Customer experience is the most important part of the whole process. I promise to be more proactive in renting out your property than any other broker or you yourself. On average, in my work, I rent an apartment every 3 days.

Only tenants with a background check will reach you after the secure process of filtering them out. You make the final selection.

Operating under the 1Estate Kinnisvara, we have a portfolio of around 100 apartments in different areas of Tallinn.

Real estate rental has been the core of 5 years business operation. I have a lot of experience and I can promise that finding a suitable tenant is not difficult for me.

As a rental investor myself, I have developed the attitude that I do all the activities necessary to find tenants, acting as a kind of owner. The driving force? Thoroughness in everything you need to do to rent an apartment.

Rental process

1. Getting to know each other

Meeting in an apartment and getting to know each other. During the visit, you’ll show me around the apartment and get a better idea of who I am. It is important to understand the purpose of the letting and the requirements for the future tenant. I’m a specialist whose mission is to make the process easy and safe. All the decisions are yours.

2. Consultation and recommendations

I share recommendations based on my own market knowledge and experience. Meanwhile, a seemingly small thing (such as adding a day pass or a bedside table) can be the reason for a change in the rent.

3. Let's consider all the options together

Let me explain how I can offer you 10x liability insurance FREE of charge instead of making a deposit. That’s right. The Rentin platform covers 95% of my contracts.

4. Let's take pictures and videos of the apartment

The pictures are taken by a photographer specialised in real estate photography. We use drones too. ALWAYS. We will do staging as required, using flowers, bedspreads and other decorative elements. All to make the images of the living space cosy and attractive to the tenant/buyer.

5. Publication of the advertisement

After creating the visuals, the advertisement publication will take up for 48 hours. Whatever the day of the week. I keep my ads informative and professional. I will also send you the ad for confirmation before final publication. You may need to change or add something. If you have given the green light, the apartment advertisement will be published on the following real estate portals: kv.ee, city24.ee, kinnisvara24.ee.

6. Marketing

A strong digital marketing background and targeted Facebook advertising (also Instagram advertising) will make your rental apartment stand out from the crowd. In addition to this, the apartment will also be advertised on all my Facebook property groups, my website and my social media channels.

7. Showing the apartment to interested parties

Queries must be answered quickly and efficiently. After the keys have been handed over to me, the customer can see the apartment within hours, but not more than whithin 24 hours. In an apartment with a resident, I will agree in advance on the best time for everyone. I am available 16 hours a day, 7 days a week. That’s why working with me to find a tenant for an apartment is faster than average.

8. Background check

Showing an apartment is also a place for me to do a background check. I’m chatting to a prospective tenant. We talk about their background and plans, why iare they moving, where are they currently working and their previous rental experience. Everyday practice has given me a good sense of where even a tenant with a seemingly perfect financial background may have shortcomings in other aspects. This will help to avoid mistakes when renting.

9. You choose the tenant

Ultimately, the final choice is yours. In case of a positive response, I will prepare a report and send it to you together with the result of the multi-level background check.

10. Contract and deed of transfer

After the green light, I will prepare the contract and the handover act. At the time of handover, the first month’s rent has also been paid.

I’m available throughout the rental period to help with any ongoing questions or misunderstandings.

Fee

I’ll pay you extra for saving your time. The amount of the rental commission can also vary depending on the area, the real estate market conditions and the intermediary. In general, the rental commission is calculated as the amount of one month’s rent for the property rented by the tenant. However, in some cases it can be the equivalent of several months’ rent.

The amount of the rental commission and the arrangements for paying it should always be clarified and agreed before the rental transaction is finalised. The tenant and the broker should clarify how much the commission will be and how it will be paid (e.g. whether it will be paid in one lump sum or in instalments) before signing the contract. It is important to note that some countries or regions may have laws governing the amount of the rental commission and how it is paid, and sometimes it may be limited or prohibited. It is therefore important to look at the local laws and regulations that apply to rental commissions.

In Estonia, the commission is paid by the landlord, which makes it a completely FREE service for the landlord.

When choosing a rental price, you should take into account your budget, as well as the average rental price in the area. It is important that the price-quality ratio of the rental apartment is in place.

Yes, the owner of the rental apartment may have different requirements for the tenant. This may include allowing pets, the size of the deposit or certain conditions for using the apartment. Such special requirements must be clearly stated in the rental agreement.

The lease agreement is generally concluded as follows: The tenant and the landlord agree on the rent, terms and duration of the agreement. A written contract is then drawn up and signed by both parties. The rental agreement is drawn up with the help of a broker.

The way and terms of rent payment depend on the contract, but usually payments are made monthly on a fixed date. In most cases, the rent is paid in cash, by transfer to the landlord’s account or in some other agreed way.

The necessary documents for concluding a rental agreement through a broker are as follows:

  • a copy of an identity document (passport or ID card);
  • bank statement or other financial information;
  • if necessary, employment certificate or salary certificate;

There are several ways to terminate the lease agreement: at the end of the term of the agreement; by agreement of both parties or in case of violation of the terms of the contract by one of the parties. The terms of termination must be clearly defined in the contract. In the case of a fixed-term lease, it is possible to terminate the contract with a 3-month notice. However, the termination of the fixed-term rental agreement takes place with the agreement of both parties.

The tenant’s right to renovate the rental apartment must derive from the contract. Renovations usually require the permission of the landlord, major changes may also require the approval of the relevant authorities. It is important that the terms of the renovation are clearly agreed upon.
