You are viewing an apartment. The kitchen looks decent. The walls are freshly painted. It feels like \u201cthe one.\u201d
But behind the candles and the smell of coffee there may be \ud83d\udea9 signs that will cost you dearly later.<\/p>

Here are 5 red flags you should definitely watch for when viewing a home, especially in Tallinn and the surrounding area:<\/p>

1. Cracks that are not just cosmetic<\/strong><\/p>

Small surface cracks are fine.
But wide, jagged cracks around windows, doors or the foundation? That points to a moving structure.
\ud83d\udee0\ufe0f Repair cost: \u20ac5,000 \u2013 \u20ac20,000 or more.
Always ask whether a structural engineer has assessed it.<\/p>

2. Unclear ownership or legal status<\/strong><\/p>

Is the property inherited? Seized by a bailiff? In joint ownership?
If anything seems vague or “in progress”, take a step back.

Tip: always check the data in the relevant registers before committing to a property.<\/p>

3. Odd layout = problems later<\/strong><\/p>

You walk in\u2026 and the kitchen is in the hallway?
A glazed balcony turned into a living room? A shower in the middle of the bedroom?

Simple rule: if it seems suspicious, it probably is.<\/p>

4. Future developments too close<\/strong><\/p>

A quiet courtyard view today? Next year a shopping centre may rise there.
Tallinn’s detailed plans are public and accessible.
\ud83d\udccd Check whether building permits have been issued in the area.
Future noise, a lost view or traffic chaos will eventually push the value down.<\/p>

5. A suspiciously low price<\/strong><\/p>

If the price seems too good to be true\u2026 it usually is.
The price may hide: outdated wiring, damp or mould inside the walls, disputes between neighbours or lawsuits with the apartment association, and so on.<\/p>

With a low price you are buying a problem, not a deal.<\/p>

Don’t fall in love with the furniture or the walls. Dig deeper.
Better to walk away now than regret it later.<\/p>
