I’m going to tell you about a real-life situation that happened to an acquaintance of mine a little while ago. Due to rising interest rates and the number of properties, sales did not go smoothly. The payment for the new apartment was due in a month. In the end, the owner was forced to sell the apartment for €8 000 below the asking price to pay the down payment for his new apartment. If he had made the decision to use a brokerage service in time, he would have received a significantly higher amount for the apartment. In addition, after paying the broker’s commission and the deposit on the apartment, there would still be money left over.
To avoid such situations, it would be wise to entrust the sale of your property to an agent. Yes, brokers are different, so it’s worth to learn about and interact with several of them. This way, you can choose the one with whom you have the best connection and whose price list you like the most. The real estate sale process
1. Getting to know each other
We’ll meet at your apartment or house. We will get to know each other and I will listen to all your needs and wishes regarding the process. By this time, I have compiled a multi-page sales analysis based on the information I have previously received, including information on transactions in the area, similar properties currently for sale and the indicative price of the sales commission.

2. Documentation control
If there are any errors in the documentation, I can correct them through my contacts.
3. Creating image and video materials
Advertising pictures are done by hiring a specialist photographer. A photographer will take attractive pictures and drone shots to help your property stand out from the crowd. I’ll also make a video tour of the apartment, which we can later use for marketing.
4. Adding the advertisement to real estate webpages
I prepare thorough text content for the advertisements and publish them on all major property portals.

5. Marketing

8. Meetings with interested parties
I meet clients at a time that suits them (mornings, evenings, weekends) and assist with all aspects of the transaction, from showing to notarisation and handover of the property.
9. Assistance in finding financing, if needed.
If necessary, I will help the buyer to find a suitable financing solution.
10. Always keep you up to date with information
Provide feedback on my activities (number of visitors, number of exhibitions, customer feedback, etc.). I do this on a weekly basis simply to give you an idea of which marketing activity is most appropriate.
11. Drawing up a sales contract
I draw up the sales contract in cooperation with the notary (i.e. I gather the necessary information, arrange a notary visit if necessary, communicate with the notary and make sure everything is legally correct, etc.).
12. Conclusion of the sale-purchase contract
After the notary, I will help you prepare the transfer and acceptance of the property at the agreed time, and I will be available after the transaction if necessary.
