Rental process

Renting a house or an apartment is not just about placing an ad on the portal. To be successful, you need a well thought-out strategy to ensure that you find a tenant quickly and have a secure tenancy relationship. I take care of the whole complex process – advertising, tenant selection, negotiations and contracts.

1. Getting to know each other and setting goals

We’ll meet at the apartment to discuss your expectations and requirements for the tenant. My job is to make renting a property a smooth and secure process, the decisions are always yours.

2. Consultation and recommendations

I’ll give you tips on how to make small changes (such as curtains or furniture placement) to increase the attractiveness and price of your rental space.

3. Let's consider all the options together

Let me explain how I can offer 10x liability insurance FREE of charge instead of a deposit. The rent a platform covers 95% of my contracts, giving you extra peace of mind.

4. Professional photography

I use a photographer who specialises in real estate photography and always a drone. We also do staging if needed – flowers, bedspreads and other decorative elements help to make the apartment visually appealing.

5. Publication of an ad

After taking a photo, I will publish the ad within 48 hours, regardless of the day of the week. Before then, I will send the ad to you for review, so that you can make any necessary changes. If you agree, I will publish the apartment on kv.ee, city24.ee and kinnisvara24.ee.

6. Marketing

Strong digital marketing, combined with targeted Facebook and Instagram ads, will make your rental apartment visible. In addition, I will publish the ad on Facebook property groups, my website and social media channels.

7. Showing an apartment or house to interested parties

I respond to enquiries quickly and efficiently. Once the keys are in hand, an empty apartment can be shown within a few hours, but not later than 24 hours. I will arrange a suitable time with the tenant in advance. I am available 16 hours a day, 7 days a week, which allows me to find a tenant faster than average.

8. Background check

Showing the apartment is also an opportunity to thoroughly check the tenant’s background. I will talk to the prospective tenant about their plans, job, previous rental experience and motivation. I will check credit background, company background if necessary and do a thorough Google and social media check. This will help to avoid problems later.

9. You choose the tenant

The final decision is yours. In case of a positive selection, I will prepare a multi-level background check report for you.

10. Contract and deed of transfer

Once the tenant has been selected, I draw up the contract and the handover act. At the moment of handover, the tenant has paid the first month’s rent.

I’ll be there throughout the rental period to help you with any questions or problems you may have.

Real estate agent's fee for renting an apartment

I’ll pay you extra for saving your time. The amount of the commission depends on the area, the property market and the agent. It is usually the amount paid by the tenant, equivalent to one month’s rent, but in some cases it can be higher.

It is important that the amount of the commission and the arrangements for paying it are clearly agreed before the contract is signed – whether it is to be paid all at once or in instalments. Some countries may have restrictions on the commission, but there are no such legal restrictions in Estonia.

In Estonia, the commission is paid by the landlord, which makes it a completely FREE service for the landlord.

The lease agreement is generally concluded as follows: The tenant and the landlord agree on the rent, terms and duration of the agreement. A written contract is then drawn up and signed by both parties. The rental agreement is drawn up with the help of a broker.

The way and terms of rent payment depend on the contract, but usually payments are made monthly on a fixed date. In most cases, the rent is paid in cash, by transfer to the landlord’s account or in some other agreed way.

There are several ways to terminate the lease agreement: at the end of the term of the agreement; by agreement of both parties or in case of violation of the terms of the contract by one of the parties. The terms of termination must be clearly defined in the contract. In the case of a fixed-term lease, it is possible to terminate the contract with a 3-month notice. However, the termination of the fixed-term rental agreement takes place with the agreement of both parties.
